Proposal

The proposals are for Residential Development, Vehicular Access, Landscaping, Engineering and other Associated Works.

For the purposes of this consultation, our indicative layout plan is illustrated below.

Crossgates Presentation Plan A

At the present time, our proposed development comprises approximately 165 homes (157 private and 8 (5%) Affordable units), in order to provide a mix of family housing designed to be set within a pleasant and attractive residential environment framed by its own landscape setting.

The site will be served by 3 new points of vehicular access: 2 on Old Perth Road serving as the principal means of accessing the proposed housing; and 1 on Manse Road which will form an alternative option for accessing the proposed housing, mainly the area at the southern end of the site.

A Sustainable Urban Drainage System (SUDs) feature is proposed to be positioned at the south-west corner of the site, which has technically been assessed as the most suitable part of the site in order to provide a high-quality surface water drainage system.

Open space is proposed to provide areas of active and passive open space and in locations which are regarded as contributing to the setting of the proposed development and the existing houses around the site: either side of the proposed southern access on Old Perth Road to provide an attractive entrance to the development from the east and setting for the existing farmhouse; immediately to the north of Crossgates Church and to the south of the existing farmhouse to add to their respective settings and to provide an open vista of the church from the development as a landscaped corridor with footpath link to help integrate the new houses with the existing village 

As well as the public engagement process, our proposals will also be informed by pre-application discussions with Fife Council Officials and by way of the necessary technical assessments undertaken by us both of which are currently ongoing.
