Site Considerations

The site consists of a field that sits adjacent to a wider masterplan (ref: 19/05514/AMC) currently under construction. To the south west of the site runs the East Coast Railway line and to the north is Turnhouse Road. Existing access is from Turnhouse Road and from the approved masterplan area to the south-east.

An existing hedge runs along the northern boundary, separating the site from Turnhouse Road, and beyond this, Turnhouse Golf Club. The hedging continues along the northern boundary, along with existing vegetation and a fence. These separate the northern site boundary from a gas governor. A gas pipe runs along the western boundary from the wider West Craigs masterplan to this gas governor. Also along the western boundary is an existing fence that separates the land from the railway line and beyond this, Edinburgh Airport. Noise will be assessed and the outcome of the assessment will inform the detailed layout and design of the application proposals. Noise mitigation will be incorporated as required.

A 4m active travel route within the masterplan development runs along the south of Turnhouse Road, then terminates at Turnhouse garage. A 3m route then continues into the adjacent site, running parallel to the site boundary, creating the potential for a pedestrian connection.

The site gradually slopes from east to west, with a high point in the south east corner and a low point in the south west. SEPA Floodmaps indicates a potential surface water (pluvial) flood risk along the western boundary, any flooding and drainage will be assessed and mitigated/addressed by the application.
